"The PROCESS" of Closing a loan *

Getting a Mortgage Loan can sometimes seem "initimidating".  We simplify the process.

Please Follow these Steps :

Step # 1:
Fill out an Application CLICK Here to Apply or go here: http://www.mortgageoffice.vlending.com/default.aspx
(Hit the "Apply Now" button and then go to "Set Up New Account") There is No Charge to do this).

Step # 2: Call Al Rodenburg, Toll-Free at : (877) 209-8600 (Direct#: (281) 576-7655) - to review your Application and Goals (we will need to pull and Review your Credit Report with you).

Step # 3: "PreApproval" will be e-mailed to you, within 24-hours**.  We should be able to email you a PreApproval letter within 1 business day (many times sooner). Please call with Questions: (281) 576-7655


Whether it's a Purchase; debt consolidation refinance; refinance for Better Rate, Cash for a special project, etc., we are there to help.

** IF you have requested a program that you don't qualify for, we will recommend another program or course of action.

While waiting to get "Pre-Qualified", please start preparing documentation to be faxed to our office. This can include copies of:
- Last 2 years' W-2 and or Tax Returns (tax returns generally only required for self-employed borrowers)
- Last 2 month-to-date pay stubs (year-to-date "Profit & Loss Statement" if self-employmed)
- Last 3 months' personal bank statement copies
- Purchase / Sales Contract - if a Purchase (including ALL addendums)
- Copies: Existing mortgage statement(s) - if a Refinance
- Name & Phone # of your Insurance company / agent

4. After your loan file is Pre-Qualified, we will contact you to review Loan "options" - typically your Loan Specialist should have at least 2 options for your specific situation.

5. Loan Documents for you to sign will be made available to you asap. Please Sign and return (Original) signed copies ASAP (make & keep Copies for your files).

Note:
All Title Orders, File Processing, Ordering of Insurance, Ordering of Appraisal
will be handled by Lorie Quinlin. That is the most effective way for us to
work and for you to have the time to develop your business.
If you all would like to handle the initial introduction to the customer, that is
fine. From a compliance perspective, we need to work directly with
clients.

Appraisals
are typically ordered through "Appraisal.com" - and they require payment BEFORE the appraiser can be sent out; payment can be made either by credit card or check by phone. Regardless of who the appraiser is - the appraiser must be paid by the client - before we submit the file to final underwriting. Link to our Appraisal and Title page
If a "Field Review" appraisal is required, we use e-AppraiseIt.com, a div. of First American.
We typically will not accept appraisals from an appraiser who is not affilliated with Appraisal.com.
