NOTICE to
Brokers:
There is No "wholesale"
division at our company; and we do NOT "Co-Broker".
There are just too many vagaries and
inconsistencies and possible conflicts between the various state laws and the Federal RESPA law( CLICK
here for direct Link to the HUD web site section on RESPA), that we will not
take the chance of violating federal and state laws and regulations.
"Co-Brokering" may be
a violation of
RESPA; so we can NOT co-broker with you.
HOWEVER, if you would like to solidify
your relationship with your client, we can assure you that we will be happy to work with
them and treat them well. If you would like us to close your client's loan - we will be
happy to do that. We will work with your client to close the loan quickly. Ideally,
please have the Client call us.
We are uable to accept mortgage Brokers calling us and trying to "control" the
deal. We will be happy to accept any information you have - at the direction of the
client.

Paying unearned
"Referral Fees" is a violation of RESPA (U.S. law), section 8. Here is a RESPA Link - CLICK
here (*see Section 8). Since the definition of "unearned" is not clear - we
have taken a conservative postion. We strongly suggest you review any
policy that encourages "co-brokering" in your company. We encourage
everyone to research and obey the laws and regulations - both state and federal.
