• Purchase & Rate/Term refinances: $ 50,000. minimum loan amount for Refinances (rate/term) or Purchases on a single family primary residences
• Cash-Out mortgage loans (remember: once a "cash out", always a cash out on Texas primary residences (so if you've ever taken a 2nd mortgage/Home Equity Line Of Credit (H.E.L.O.C.) out on this same property - any future mortgage will be treated as a cash out (regardless of whether you paid off that 2nd mortgage or HELOC). What that means is slightly higher rates and tighter underwriting guidelines. $125,000. minimum loan amount on Cash Out refinances on primary residences.
